Main Duties & Responsibilities
A. In-House Accounting & Financial Close
- Perform end-to-end in-house accounting for an assigned portfolio of entities using the Yardi Property Management System (Yardi PMS), including general ledger maintenance, journal postings, accruals, provisions, reclassifications, and balance sheet reconciliations.
- Execute month-end, quarter-end, and year-end close activities in accordance with established close calendars and internal reporting timelines.
- Prepare accurate, complete, and reliable management accounts in compliance with SFRS/IFRS and internal accounting policies.
- Perform detailed variance analysis against budget and prior periods, clearly explaining material movements, one-off items, and key drivers.
- Ensure accounting records are complete, well-supported, and properly documented at all times.
B. Cashflow Forecasting & Liquidity Oversight
- Monitor cash positions and liquidity levels across the assigned portfolio to ensure near-term funding needs are met.
- Maintain rolling short-term and medium-term cashflow forecasts covering operating expenses, debt servicing, and capital requirements.
- Identify potential cash timing gaps or funding requirements early.
- Escalate anticipated liquidity issues early and clearly, with a clear summary of impact and proposed actions.
C. Group Consolidation
- Support the group consolidation process, including intercompany eliminations, consolidation adjustments, and consistency checks, subject to Manager review.
- Prepare consolidation entries, assumptions, and judgments for review and approval by Manager, FR&M, ensuring compliance with SFRS/IFRS and internal policies.
- Support the preparation of consolidated financial statements, summaries, and analytical schedules for management and board reporting.
- Maintain robust documentation and audit trails supporting consolidation outcomes.
D. Statutory, Tax & Regulatory Compliance
- Review annual tax computations and related schedules prepared by tax consultants, ensuring consistency with accounting records and statutory requirements.
- Coordinate statutory filings, resolutions, and regulatory submissions with the Corporate Secretary in a timely and compliant manner.
- Ensure full compliance with applicable statutory, tax, and regulatory obligations for the assigned portfolio.
- Maintain robust documentation and support for statutory disclosures, tax positions, and regulatory filings.
E. Controls, Audit & Governance
- Liaise with external auditors on accounting and reporting matters for the assigned portfolio.
- Prepare audit schedules, working papers, and timely, well-substantiated responses to audit queries.
- Maintain strong internal controls, evidencing standards, and documentation discipline in line with governance and internal audit requirements.
- Implement agreed corrective actions for audit and control findings within assigned portfolio.
- Support banking administration matters for assigned portfolio, including bank account administration and maintenance of related documentation.
F. Portfolio, Asset & Transaction Support
- Partner Asset Management to monitor financial performance against approved budgets and business plans.
- Support Investment Management on acquisitions and disposals from an accounting and reporting perspective.
- Provide accurate, timely, and decision-useful financial information to support investment and capital management decisions.
G. Management, Board & Stakeholder Reporting
- Support the preparation of financial reporting packs, presentation slides, and supporting schedules for management and board-level discussions, based on in-house financial records.
- Ensure reported figures and supporting information are accurate, internally consistent, and fully reconcilable to management accounts, cashflow forecasts, and source data.
- Support management in responding to follow-up questions, sensitivities, and deep-dive requests arising from management or board discussions.
- Maintain version control, documentation discipline, and audit trails for reported figures and presentation materials to ensure clarity and traceability.
H. Systems, Data & Process Improvement
- Use Yardi PMS effectively to maintain data integrity.
- Support system enhancements, reporting standardisation, and workflow improvements.
- Identify process inefficiencies or control gaps and propose practical improvements.
Job Requirement
- Bachelor’s Degree in Accountancy, Finance, or a related discipline;
- Preferably with a Chartered Accountant certification (e.g. CA Singapore or equivalent);
- Minimum 7-8 years of relevant experience, preferably in real estate investments;
- Sound knowledge with IFRS/SFRS and experienced in preparing annual financial statements in line with disclosure and regulatory standards;
- Tech-savvy with strong proficiency in Microsoft Office; hands-on experience or strong appreciation for tools such as Power BI, Robotic Process Automation (RPA) or other AI-driven solutions will be an advantage
- Experience with Yardi Property Management System is an added advantage but not a must
- Detail-oriented, proactive, and able to manage time-sensitive matters independently
- Strong communication skills for working with both internal and external stakeholders
- Mature, resourceful, and collaborative team player with a hands-on mindset and the ability to work independently in a fast-paced environment
