Role Overview

As the Director of Asset Management, you will play a key leadership role in maximising the value and performance of our portfolio. Reporting directly to the Chief Executive Officer, you will be responsible for formulating and executing comprehensive asset management strategies, ensuring optimal occupancy rates, enhancing asset values, and driving operational efficiency. You will lead a team of professionals and collaborate closely with internal and external stakeholders, including investors, tenants, and service providers.

Main Duties & Responsibilities:

  • Provide strategic direction and leadership in the development and execution of asset management strategies to maximise asset value and deliver sustainable long-term income growth.
  • Monitor market trends and asset performance, identifying opportunities for value creation through repositioning, placemaking initiatives, and operational improvements.
  • Oversee financial performance of assets, including financial analysis, budgeting, and forecasting, ensuring assets meet or exceed financial and investment targets.
  • Conduct preliminary feasibility studies and financial assessments to evaluate development potential for new projects, acquisitions, or asset enhancement initiatives.
  • Review tenant performance and develop strategies to address underperforming tenancies, optimise tenant mix, and improve overall asset performance.
  • Collaborate with Property Management and Leasing/Marketing teams to drive tenant curation strategies, optimise revenue, and oversee capital expenditure planning to enhance asset value and long-term performance.
  • Build and maintain strong tenant relationships by addressing tenant inquiries, gathering feedback, and identifying opportunities for tenant expansion and retention.
  • Develop and maintain strategic relationships with external stakeholders, including brokers, consultants, and industry professionals, to support leasing, market insights, and business opportunities.
  • Monitor and analyse property market conditions, industry trends, and competitive landscapes to identify potential risks and opportunities for the portfolio.
  • Provide leadership, mentorship, and guidance to the asset management team, fostering a collaborative and high-performance culture.
  • Prepare and present regular reports, performance analyses, and strategic updates on asset performance, market developments, and leasing activities to senior management and investors.

Job Requirements:

  • Candidate must possess at least a Bachelor’s degree in real estate, finance, business administration, or a related field.
  • Minimum 10 years of experience in asset management within the real estate or private equity industry, preferably with a focus on commercial properties, including retail assets.
  • Strong knowledge of the Singapore real estate market, including market dynamics, regulations, and industry trends.
  • Proven track record in developing and executing successful asset management strategies, delivering financial results, and maximising property value.
  • Excellent negotiation, communication, and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.
  • Strong financial acumen and analytical skills, with the ability to analyse complex data, financial statements, and market reports.
  • Demonstrated leadership skills, with experience in managing and mentoring a team of professionals.
  • Detail-oriented with strong organisational and project management skills, capable of handling multiple priorities and meeting deadlines.
  • Proficiency in financial modelling tools, and Microsoft Office Suite.
  • Professional certification such as CFA is advantageous.
